The Real Estate Transfer Tax was enacted in 1987 and requires that whenever real estate is transferred or sold within the Village, the seller pay a tax. The tax must be paid and a transfer stamp obtained before closing and recording of documents. In order to purchase a Village of Hoffman Estates Real Estate Transfer Stamp, copies of the following documents are required:
The final water bill must be paid prior to the issuance of a transfer stamp. Please call water billing at 847-843-4824 at least five days in advance to schedule a final water reading.
Also, we will check to make sure there are no outstanding liens against the property and that the garbage bill is current. Please call the Finance Department at 847-882-9100 to inquire about these amounts that may be outstanding. You can also call Groot directly at 800-244-1977 to inquire about your garbage bill.
The cost for the stamp is $3 per $1,000 of the selling price. For example, a home selling for $200,000 will result in a transfer tax of $600.
Certain transactions may be exempt (PDF) from the payment of the transfer tax fee, but an "exempt" stamp must be obtained from the Village and affixed to the deed. Exempt stamps have an administrative fee of $10.
Transfer stamps may be purchased at the Village Hall in the Finance Department during regular business hours: Monday to Friday from 8:30 a.m. to 5 p.m. Stamps can also be purchased through the mail providing all documentation is in order and all outstanding bills have been paid.
